How We Sold 1201 Ridgecrest Place for $300,000 Over Asking

When I first met with the seller of 1201 Ridgecrest Place in North Ranch, we knew we had a special home. The question was how to position it to create the strongest possible response from the market.

The property was a beautifully updated single-story Spanish home with four bedrooms, four bathrooms and 3,784 square feet on approximately two-thirds of an acre. It had character, privacy and a resort-style backyard, but even a great home needs the right strategy to maximize its potential.

We approached the launch with a clear plan: prepare thoughtfully, present the home beautifully, price it strategically and create as much exposure as possible from the moment it hit the market.

Preparation Before Going to Market

Before we launched, we focused on the details that would make the home show at its absolute best.

Rather than over-improving the property, the goal was to make thoughtful adjustments that highlighted what was already special about the home. We used light staging, professional photography and videography, and carefully considered how each space would be presented both online and in person.

By the time buyers saw the home for the first time, it was ready.

Pricing to Create Demand

We listed 1201 Ridgecrest Place at $2,850,000.

Pricing wasn't simply about determining what the home might eventually sell for. It was part of the marketing strategy.

The goal was to position the property at a price that would attract serious buyers, generate activity quickly and allow the market to respond.

That strategy worked.

Approximately 60 buyers came through during the opening weekend. We received multiple offers within the first few days and were in escrow within five days.

The Result

1201 Ridgecrest Place ultimately sold for $3,150,000.

For me, the most important part of this sale wasn't simply that the home sold over asking. It was the amount of demand we were able to create around one property in a market where buyers had become increasingly selective.

Why the Launch Matters

I often tell sellers that the first two weeks on the market are incredibly important.

A home's preparation, presentation, marketing and pricing shouldn't be treated as separate decisions. They work together.

When those pieces are aligned, the goal is to create something every seller wants: competition.

Competition gives a seller options. And having options creates leverage when negotiating not only price, but the overall terms of the sale.
